What type of certifications do you have?
RJS Innovative Building Ltd is a Which? Trusted Trader and a member of the Federation of Master Builders (FMB), and we’ve been trading for 10+ years. All work is covered by our own workmanship guarantee, and we arrange Building Regulations sign-off and any required certification (electrical, gas, structural) through accredited third-party inspectors on every project that needs it.
What kind of construction do you offer?
We specialise in home renovations, kitchen and bathroom extensions, loft conversions, roofing, flooring and bespoke carpentry, plus garden installations such as hot tubs, saunas, swim spas and ice baths. Whether it’s a single room refresh or a full house remodel, we manage the project end-to-end with our own trusted trades.
How do you charge for projects?
Every project starts with a free, no-obligation site survey so we can give you an honest, itemised quote — not a vague estimate. We price by the job rather than by the hour, so you know the full cost upfront before any work begins, and we’ll always talk you through any changes before they affect the price.
What is your service area?
We’re based in South Woodford and cover North & East London, Essex and Hertfordshire. If you’re just outside these areas, get in touch anyway — we’re happy to discuss projects a little further afield.
Do you carry out basement conversions?
Yes. We plan and build basement conversions and lower-ground extensions, including excavation support, waterproofing (tanking), structural work, drainage, insulation, and the full fit-out so the space is dry, warm and usable as living space, a gym, cinema, or utility room. Every basement project is designed around Building Regulations and structural engineer input where required.
Do you offer custom / bespoke carpentry?
Yes. Our carpentry covers fitted wardrobes, alcove units, staircases, doors, skirting, architraves, kitchen carpentry, and other made-to-measure joinery designed around your home. We build to a high finish that matches the rest of the renovation, not off-the-shelf filler pieces.
Do you handle planning permission and Building Regulations?
We advise on what your project is likely to need, work with architects and structural engineers where required, and help manage Building Regulations applications and inspections. For planning permission, we can guide you through the process or work to drawings you already have — we’ll be clear upfront about what’s needed before work starts.
Are you insured, and do you offer a guarantee?
Yes. We carry appropriate public liability insurance for the work we undertake, and all projects are covered by our workmanship guarantee. Where specialist trades are involved (for example electrical or gas), certification is provided by the accredited installer.
How long will my project take?
It depends on the scope — a focused carpentry or bathroom job can be days or a couple of weeks; an extension, loft, or basement conversion is typically several weeks to a few months. After the survey we’ll give you a clear programme with key milestones so you know what to expect, and we keep you updated as work progresses.
