Heating, plumbing and electrics, planned properly
Boilers, heating, pipework and wiring are the parts of a home you notice most when they go wrong, and they are easiest to get right when they are planned together. Choose one service or any combination below, describe your rooms, and see an indicative budget with every line explained, before VAT and including VAT. When you are ready, send it to us and we will arrange a visit and a written quote.

Home services budget planner
Indicative only, not a quote. Your final price follows an inspection, supplier and subcontractor costs, and a written quote. London working allowances checked 25 October 2026.

Replaces your existing room entries with editable example quantities. Floors and bedrooms alone do not determine the price.
A few details make a difference.
Your boiler
Brands you are interested in
Preferences only. They do not confirm suitability, stock, warranty or an RJS installer accreditation.
Electrical scope
For Lightwave, enter smart dimmer plates by gang count in each room. They replace some of the total switch plates, not extra switches. Lamps, loads, wiring, back-box depth and hub compatibility need checking. Advanced scenes / automation are separately quoted.
Plumbing scope
Room fixture counts price hot/cold supplies and local waste connections, not new sanitaryware, tiling, drainage stacks or bathroom installation packages. Heating distribution pipework is a separate option below.
Thermostats & smart heating
Brand is a preference, not a compatibility promise. Internet, wiring, boiler interface, zone valves and existing controls need checking. Subscriptions / ongoing fees are excluded. Boiler allowance includes one standard thermostat; controls below price upgrades or additional units without counting it twice.
Radiators & heating distribution
Details remain in this browser session unless you choose to download them. No automatic submission.
Plan the places you use.
Open a room to edit quantities and dimensions. Example quantities are suggestions, not a specification.
Heat guide: transparent fabric and ventilation estimate using your inputs and assumed U-values. Unknown construction can change results substantially. Not a BS EN 12831 design, boiler size or approved emitter schedule.
Your indicative installation budget.
Some entries need correcting. This budget is unavailable until the highlighted fields are completed.

How the heat guide works
Room heat loss = exposed surface area × assumed U-value × indoor/outdoor temperature difference, plus 0.33 × air changes per hour × room volume × temperature difference. Outside temperature is assumed -3°C. Assumed construction values and exposure choices are shown in the room fields and handover. Heated adjacent surfaces are omitted. One wall uses the longer room length; two use length + width; three use 2 × length + width; four use the perimeter. Glazing area is subtracted from external walls. 1 watt ≈ 3.412 BTU/h. Required output at ΔT30 uses a generic 0.513 correction against a ΔT50 catalogue output; confirm product-specific correction. No arbitrary safety margin is added. This is an estimate, not a full room-by-room design calculation.
What is excluded or provisional?
Structural work, major plastering, decoration, floor finishes, asbestos removal, scaffolding, parking, permits, supply-network upgrades, new gas connections, external drainage or soil stacks, sanitaryware, luxury fittings, gas conversion / decommissioning, heat pumps, solar, EV chargers and smart-home systems beyond the selected Lightwave allowance require separate assessment. Local chase filling is excluded unless the optional allowance is selected. Combined projects may share access costs; no automatic discount is assumed. Minimum job costs can apply.
Rates, assumptions and sources
Published London contractor guides inform the order of costs. Per-point rates and uplifts in this prototype are editable RJS working allowances, not supplier quotes or an industry tariff. All final products, capacities, compliance routes and scope must be agreed after inspection.
Your entries are not saved automatically. Download your summary before closing or refreshing this page.
By law, gas work must be carried out by a Gas Safe registered engineer, and electrical work must be designed, installed, tested and certified by a competent person, with Building Control notification where required. Your written quote confirms who carries out and certifies each part of the work.

FAQs
How much does a boiler replacement cost in London?
It depends on the boiler type, location, flue route and controls. In our planner a like-for-like gas combi replacement in the same position is budgeted at £2,300–£3,600 before VAT (£2,760–£4,320 including VAT), with one standard thermostat and a basic system cleanse. Relocation, a new cylinder, smart controls and difficult flue access are added separately. Every figure is indicative until we have inspected the property and given you a written quote.
What is included in the budget?
Only the services and rooms you select. Allowances cover labour and stated standard materials for the boiler, heating, plumbing connection and electrical point work you enter, with VAT shown separately. Sanitaryware, tiling, decoration, floor finishes, major making good, new gas connections, supply upgrades, asbestos, heat pumps, solar and EV charging are not included, and anything unpriced is listed rather than counted as zero.
Why do you show price ranges rather than a fixed price?
Costs depend on things we can only confirm on site: pipe and cable routes, floor and wall construction, access, the condition of existing systems and current supplier and subcontractor prices. A range gives you a realistic planning figure. Your final price comes from an inspection and a written quote.
Are prices shown with or without VAT, and what is the reserve?
Each line is shown before VAT, with VAT at 20% and the total including VAT. The optional 10% or 15% reserve is a separate contingency for your own planning; it is not a charge or an extra invoice line. We do not assume grants or reduced VAT rates.
How disruptive is a rewire or replumb?
A full rewire or replumb usually means lifting floorboards and chasing walls, so it is easiest when rooms are empty or before redecorating. The planner applies a provisional allowance if the home will be lived in or access is difficult. We plan the order of work room by room with you, and local patch filling can be included as an option; full plastering and decoration are separate.
How is my estimate used?
Nothing is sent automatically. If you want us to see it, press “Use this estimate in my enquiry” to copy a short summary into the form on this page, check it, and press Send. You can also download a text summary or a printable report. We use it as a starting point for a visit and a written quote.
Can you fit smart thermostats or Lightwave smart lighting?
Yes, the planner lets you allow for smart thermostats, extra heating zones and smart radiator valves, and for Lightwave smart dimmers with a hub and basic setup. Brands are preferences, not compatibility promises: wiring, boiler interface, back boxes, dimmable loads and internet access need checking. Advanced scenes and automation are quoted after discussion, and subscriptions are excluded.
Is the heat guide a heating design?
No. The heat guide is a simplified room-by-room estimate using assumed insulation values and an outside temperature of -3°C. It is not a BS EN 12831 heat-loss calculation, an MCS assessment or a boiler size selection. Radiator outputs and boiler capacity are confirmed by the installer after a survey.
How do I book a visit or a call?
